White playground directly across the street, the recently restored Hampton Beach Seashell Stage, or front row seats on a private ocean front deck in the comfort and convenience of this contemporary home away from home.

In the Beginning
At the turn of the century, when Hampton Beach first became known as the “greatest Summer Resort on the whole Atlantic Seaboard,” The Pelham, built in 1890, was among the few prestigious hotels lining Ocean Boulevard. As various modes of transportation came into play, prominent guests were able to gain access to this preferred beach and enjoy breathtaking views seen only at this coveted location.
In 1904, C. Lewis Ford, along with his father, respected hotelier Henry W. Ford, bought The Pelham and expanded it to include two additional annexes. The buildings are still in operation today, preserving the rich history and the charm that only exists with time.
Current owner Charles Rage spent every summer at Hampton Beach growing up. At age 16, Charles worked at the store located under the Pelham. At age 18 he bought the hotel. A charming Irish chambermaid named Jackie, participating in an international student exchange program, caught Charles’ attention. Charles and Jackie eventually wed, and together they’ve been operating the business for over 20 years.
New and modern!
A true entrepreneur, it was a dream of Charles’ to expand the property further, offering larger, more modern accommodations. So in 2015, the Rages built The Pelham Suites from the bottom up, making this dream-come-true one of the newest hotels on the beach.

The crowning jewel of the Pelham Suites is the spectacular rooftop deck, which spans the length of the property, overlooking the marsh with its vast wildlife on one side and the sparkling blue ocean on the other. Seating on the deck includes tables for snacking, chaise lounges for sunning, and deep cushioned conversation sofas in the shade for quiet moments.
An ideal place for making family traditions, The Pelham Suites is located in the heart of Hampton Beach, walking distance to all that the popular resort area has to offer. Along with the John C White Playground, you can explore the Blue Ocean Discovery Center, the Casino Cascade Water Slide, and the Playland Arcade just a short walk away.
In addition, enjoy the annual summer events, such as the Hampton Beach Catamaran Regatta, Sand Sculpting Competition, Children’s Festival, and the Seafood Festival to name a few.
For a quieter pace, enjoy people watching from the front porch of the main building or gather with friends on the street level patio.
Wake up to a romantic orange sunrise over the ocean each morning and sleep to the sounds of soothing waves crashing onto the shore every night. Each of the suites offers the same incredible ocean view at the heart of the summer activities, which you can watch from your own private deck.
The spacious suites of nearly 500 square feet each, twice the average size of a hotel room, accommodate up to 6 guests. All second and third floor suites boast a balcony, expanding the living area nearly another 100 square feet.
Three different types of suites are available to meet your unique needs.
The modern feel and clean lines are created by the leather headboards, dark cherry dressers and side tables, and tile floors designed with a beautiful wood pattern. Luxurious faux-mink throws sit on the end of each of the beds equipped with pillow top mattresses. Juxtaposed to the soft neutral elegance is the spirited casual, with the denim blue sofa bed that provides extra sleeping.
Tired of eating out? Make light snacks or complete meals with a fully equipped kitchenette in each room that includes a refrigerator, convection oven with microwave, coffee maker, seamless solid surface countertops, and a full complement of kitchen accessories needed for whipping up a delicious meal.
Each unit is equipped with a flat screen TV, air conditioning, and daily housekeeping to make your stay comfortable and relaxing. The ice machine is conveniently located in the hall where you can refresh your drinks on your way to the deck.
Complimentary WI-FI is provided in the social area should you want to quickly check in during your stay or post a real-time vacation FaceBook status. But you may prefer to swim in the outdoor heated pool and cook in the BBQ area of the common space on the ground level instead.
